We are based just outside Lincoln, and know that a new roof on a steep hillside terrace is a very different job from one on a suburban inter-war or modern house.
Lincoln has more roof variety than most places. The historic hill area has older terraces and period properties on steep streets, while the large suburbs are mostly inter-war and modern housing. A roof that is right for one is rarely right for the other, and the work involved can change completely.
F H Roofing and Property Maintenance is based at Beckingham, close to the city. We install new slate and tiled roofs, replace existing coverings on houses of all ages and fit flat roofs on extensions. Read on for how we handle each part of the job and what to look for in a written quote.
For period properties near the hill, natural slate or clay and plain tiles usually give the right appearance and suit the age of the building. Suburban houses are typically covered with concrete interlocking tiles, which are lighter and efficient to lay. If you have a rear extension or garage, flat roofs in felt, EPDM rubber or GRP fibreglass each have their place. We discuss appearance, weight, lifespan and maintenance so the covering fits both the house and your budget.
Once the covering is off, rafters, wall plates and battens can all be assessed. Anything weak is replaced, not covered over. We lay breathable membrane, fit new battens and then the covering, taking care with valleys, hips and the ridge. Ventilation is checked at eaves and ridge. Lead flashings round chimneys and abutments are renewed because older work often fails there first. On period roofs with unusual junctions, extra time spent on detail is worth it.
Access is the practical challenge in older, steeper parts of the city, where parking is limited and pavements are narrow. Scaffolding and waste removal need to be planned in advance, and we raise this at the quote stage. Weather is watched, with work covered in sections. Your written quote should list stripping, disposal, scaffold, battens, underlay, covering, ridge and flashings. Clear itemising lets you compare quotes sensibly rather than guess at what is left out.
Lincoln is a cathedral city, and the older hill area and suburbs both fall within our normal working area. We also cover North Hykeham, Sleaford, Gainsborough and Market Rasen, so a roof just outside the city is well within reach. We take care to treat each property as an individual job, especially where access is awkward or the building is older. If you would like someone to look at your roof, we can arrange a free quote.
We also take on new roof installations work in nearby North Hykeham, Sleaford, Gainsborough, Market Rasen.

“We had a persistent leak around our chimney that two other companies couldn’t fix — F H Roofing sorted it on the first visit. Professional, honest, and very reasonably priced. Couldn’t ask for more!”
“Fantastic service. They replaced our old fascias and soffits and the house looks brand new.”
“FH Roofing did a fantastic job on our full roof replacement in Alford. The team were professional, turned up on time every day, and kept everything clean and tidy throughout the job. They explained everything clearly from the start and the finished roof looks brilliant. You can really tell they take pride in their work. Would definitely recommend FH Roofing to anyone needing a new roof!”
Generally, yes, though it takes planning. Narrow roads, limited parking and tight pavements affect scaffolding and deliveries. We discuss this when we visit so there are no surprises on the day.
Often that is the sensible route, both for appearance and because it suits the building. Whether it is required depends on the property, so check any restrictions that apply to your home. We can talk through what is practical.
It can be, since the structure is open and access is easy. Insulation and ventilation need to work together, so we raise the question during planning. We cover roofing only here, so insulation advice is general.
