Every tiled roof eventually reaches a point where homeowners ask the same question: do we keep patching, or do we strip it and start again? The answer depends on how widespread the problems are, what lies beneath the tiles and how much longer you want the roof to serve. This guide explains the difference between Roof Tile Replacement, where individual tiles are swapped, and Complete Roof Re-Tiling, where the whole covering is renewed.
We are writing for Lincolnshire homeowners who have noticed slipped tiles, a damp patch on a bedroom ceiling or a roof that looks tired and want to know what is sensible. There is no single right answer, and a good roofer will not push for the bigger job if the smaller one will do. Here is how the decision is usually made, and what each route involves.
Individual tile replacement is a sensible route when the damage is isolated and the rest of the roof is sound. Typical cases are a handful of cracked tiles after a storm, tiles slipped by a clumsy aerial installer or tiles damaged by a fallen branch. The surrounding tiles should be flat, firm and in decent condition, with no widespread crumbling or surface flaking. Beneath them, the battens and underlay should be intact. A roofer can usually lift the neighbouring tiles, slide in matched replacements, check the fixings and re-bed any loose ridge or hip pieces. Matching can be the tricky part on older roofs, as weathered tiles are a different colour to new ones, so ask whether reclaimed tiles are an option. Repairs like this are often a good way of buying more time.
Several symptoms suggest that patching is losing the argument. Tiles that crumble when touched, faces that peel in layers, and widespread slipping across several slopes show that the covering itself is deteriorating. Sagging lines in the roof, a dip between rafters or daylight visible from the loft can indicate that timbers or battens have a problem. If the underlay is torn or has perished, water may be reaching the roof space even though the tiles look acceptable from outside. Repeated repairs in different places are another hint. Each one costs call-out time and scaffolding, and eventually the sums favour renewing the whole lot in one go. A thorough inspection from the loft and from the roof edge is the way to find out which side of the line you are on.
Complete Roof Re-Tiling is a larger project, and it helps to know the stages in advance:
The covering must suit the building and the pitch of the roof. Concrete tiles are the common modern choice, clay and plain tiles give a more traditional look, and slate is an option for some houses. If the existing tiles are sound, some can be reused in less visible areas, which saves material. A new roof is also the moment to improve things you cannot easily reach later: better underlay, properly spaced battens, ventilation in the eaves or ridge, and neater flashings. If you are thinking about fitting a roof window, such as a Velux, it is cheaper and tidier to arrange it while the roof is open than to cut into a finished one. The key is to decide before work starts so everything is priced together.
The size and complexity of the roof come first: a simple pitch is less work than one with dormers, valleys, hips and chimneys. Scaffolding is a significant item and depends on the height and shape of the house. The covering you pick, the condition of the timber underneath and the amount of repair needed all change the scope, as do extras like new fascias, gutters, ventilation or roof windows. Whether the old tiles can be reused, and how waste is removed, also play a part. For repairs, the number of tiles and how hard it is to reach them matter most. We will explain what is in a quotation and why, so you can compare like with like.
Use the phone or WhatsApp buttons on this page to ask for a free quotation. Tell us what you have noticed, how old the roof is if you know, and what the house looks like, for example semi-detached, bungalow or with a rear extension. Photos from the ground can help us prepare. We work throughout Lincolnshire, including Lincoln, Boston, Sleaford, Grantham, Louth, Skegness, Spalding and Gainsborough. We will inspect the roof, say whether tile replacement or a full re-tile makes more sense, and put our reasoning in writing, whichever you choose.

Look at how widespread the problem is. A few cracked or slipped tiles in a roof that is otherwise firm point to a repair. Crumbling tiles, sagging lines, a perished underlay or problems on several slopes suggest renewal. An inspection from the roof and the loft gives a clear answer.
Not always. Small repairs on a low roof can sometimes be done from ladders or a roof ladder. Higher roofs, awkward access or larger areas usually call for scaffolding for safety. A full re-tile almost always needs it, and we will explain why when we quote.
Most people do. There is noise from stripping and fixing, and dust may come down into the loft, so it helps to clear stored items and cover belongings. Work is usually planned around the weather, and we will talk through what to expect before we start.
