From Victorian terraces to inter-war semis, Grantham houses have a wide range of eaves details, and UPVC soffits can be fitted to suit each of them neatly.
A Grantham semi built between the wars and a Victorian terrace near the centre may be only a mile apart, yet their eaves are quite different. Depths, overhangs and the way the boards meet the brickwork all vary, so a sensible soffit job starts with measuring, not guessing.
F H Roofing carries out UPVC soffit and roofline work in Grantham and nearby villages. We replace rotten timber, fit new boards and vents, and leave the edge of the roof closed up and straight. The aim is a finish that needs no repainting and keeps weather and nesting birds out.
Rotten soffits usually announce themselves with flaking paint, brown stains or a visible droop between brackets. Inter-war semis often have flat boards fixed with small nails, which loosen as the timber shrinks and swells. Victorian and Edwardian houses may have deeper eaves with bearers that need checking too. We remove the failed boards, look closely at what supports them, and then fit new UPVC soffit and fascia boards on sound fixings. Where a board has rotted only locally, we will explain whether a repair or a full run makes more sense for the house.
When fascias, soffits and gutters are all showing their age, doing them together saves repeat disruption and gives a consistent finish. Vented soffits are an important part of that. As homes get more insulation and better windows, loft moisture has fewer ways out, and the eaves are the natural place to let fresh air in. We choose between full vented boards and small round or strip vents depending on the width of the soffit and the layout of the roof. Any insulation that blocks the airway should be pulled back.
New boards deserve gutters in a colour and style that match. We can supply and fit new guttering along with the soffit work, so brackets, joints and outlets all line up and the finish is consistent. Once everything is up, maintenance is straightforward. Rinse the boards with warm soapy water from time to time, and have the gutters checked or cleared after the autumn leaf drop. A small amount of attention each year keeps UPVC looking good for a very long time.
Grantham is a busy market town in south Lincolnshire on the River Witham, and its housing includes Victorian and Edwardian terraces, inter-war semis and newer estates. That spread means we see both very old and very modern eaves, and each needs a slightly different approach to fixing and ventilation. We also cover Sleaford, Stamford and North Hykeham, so if you are in a village outside Grantham itself, ask us and we will confirm we can reach you.
We also take on UPVC soffits work in nearby Sleaford, Stamford, North Hykeham.

Often a standard semi can be done in a short job, but it depends on access, the condition of the timber and the weather. We will give you a realistic idea of timing when we quote, without promising a fixed day.
Not always. Vents are placed according to the roof and loft, usually spaced along the eaves rather than in every board. We aim for steady airflow without making the roofline look cluttered.
Good quality white UPVC holds its colour well, though dirt and algae can make it look dull. Regular washing usually brings it back. Cheap or very old plastic can discolour, which is another reason to replace it when it is tired.
