Rotten or flaking soffits on an Alford cottage, terrace or bungalow can let damp and birds into the roof space, and new UPVC boards usually put that right.
Look up at the eaves of an older Alford house and you will often see paint peeling off timber boards, dark staining along the underside, or a gap where a piece has dropped away. That underside board is the soffit, and once it has softened it stops doing its job of closing off the roof edge.
F H Roofing covers Alford and the surrounding Wolds edge, fitting UPVC soffits in place of tired timber. The work suits terraces, brick cottages, bungalows and newer estate homes alike, and we are happy to look at the whole roofline before you decide what needs doing.
Timber soffits and fascia boards fail from the top down. Water gets behind a loose gutter, soaks the back of the fascia, and the damp creeps into the soffit where you cannot see it. By the time paint blisters underneath, the board is often soft right through. When we replace them, the old boards come off completely so we can check the rafter ends and wall plate behind. Sound timber stays, damaged timber is flagged to you before we cover anything. The new UPVC soffit boards and fascias are then fixed to a clean, dry surface, which is why a proper strip-out matters more than the board itself.
A plain flat board closes the eaves but does nothing for airflow. Roof spaces need air moving through them, otherwise condensation builds up on the underside of the felt and the insulation. Ventilated soffit boards, or discreet vent strips set into the board, let air in at the eaves while keeping birds and wasps out. If the fascias are also rotten, replacing everything in one go gives you a roofline that lines up properly and is easier to keep tidy. We will explain which option suits the loft you actually have, rather than fitting the same thing everywhere.
White UPVC does not need painting, but it does collect dust, algae and the green film that rain leaves behind. A wipe with warm soapy water and a soft brush once or twice a year is usually plenty. Gutters are worth the same attention, because a blocked or leaking gutter sends water straight onto the fascia and soffit again. If your guttering is old, it often makes sense to renew it alongside the boards so joints, brackets and colours match. Our fascias and guttering pages cover that side in more detail if you want to read on.
Alford is a historic market town on the edge of the Lincolnshire Wolds, a short drive from the coast, and its housing is a real mixture: older brick cottages and terraces, bungalows and newer estates. That mix matters for soffit work, because older eaves can be uneven or tight and need boards cut to suit, while newer homes tend to be more regular. We also work in Mablethorpe, Louth, Horncastle and Skegness, so if you are a little outside Alford, ask and we will confirm we can reach you.

Press gently with a screwdriver tip on a bare patch. If it sinks in, flakes away or the board sags between fixings, painting will not save it. Dark staining, holes at the corners and birds nesting in the eaves are other signs the board has gone.
Properly fitted boards close the gaps at the eaves, so birds and wasps lose their way in. Vented boards still allow airflow through small controlled openings, which are designed to keep creatures out while letting the roof space breathe.
Sometimes, if the fascias are sound. In practice they are often damaged by the same leak, and the boards are fixed together, so many Alford owners replace both. We will tell you honestly what we find once the old boards are off.
