Gainsborough has plenty of older brick terraces and period houses with flat-roofed extensions behind them, and we repair those roofs by tracing the leak, fixing the cause and explaining the work.
Behind many a Gainsborough terrace you will find a lean-to scullery, a rear kitchen or a bathroom extension topped with a flat roof that was added decades after the house itself. They were often built quickly and patched more than once. Add a newer estate garage or two, and the town has a very wide spread of flat roofs in very different condition.
We repair them. F H Roofing works across Gainsborough and along the Trent side of the county, and we begin with a proper look rather than a quick quote over the phone. You get a plain explanation of what has failed, a recommendation, and a free written quotation to consider in your own time.
Most faults fall into a handful of types: splits where the surface has dried and shrunk, open joints, lifted edges, damaged flashings, and ponds that never drain. Because water travels, the stain on your ceiling may sit well away from the actual opening. We trace it backwards, checking the lap lines, the wall junctions and any penetrations such as pipes and vents. A soft or spongy deck is a warning that moisture has been present for some time. Where the picture is unclear, we may suggest opening up a small area to see what lies underneath.
Felt roofing is the most common finish on older extensions and can usually be patched; the drawback is that joints and edges are where it tends to fail. Torch-on felt, bonded with heat, gives better laps when installed carefully. GRP fibreglass creates a continuous surface with no seams, helpful on small or oddly shaped roofs, but it relies on firm boards beneath. EPDM rubber is supplied in large flexible sheets and suits plain rectangular roofs, with the corners and upstands being the detailed parts. We talk through how each would perform on your particular roof.
Where a flat extension joins the back of an older house, the flashing has a hard job. Brickwork on period buildings moves and weathers, so the joint needs inspecting for gaps and failed pointing. Garages suffer from neglect more than anything else: leaves in the gutter, a downpipe that no longer connects, a deck that has sagged. Water that cannot leave the roof will eventually find a way through. We clear, test and adjust drainage and renew flashings where needed, so the repair is protected from the next downpour instead of just looking tidy.

A patch is fine where the damage is isolated and the rest of the roof is healthy. If the surface is cracking in several places, patches tend to keep coming back. We will explain what we see and whether replacement makes more sense.
Yes, if left. Constant moisture can rot roof timbers, spoil plaster and ceilings and encourage mould. That is why we suggest dealing with leaks promptly, even if the first step is only a temporary measure.
Note where and when water appears indoors, and take a look at any stains. Move belongings away from the area. If water is coming in heavily, mention that when you contact us so we can treat it as urgent.
